No. We are a "Design and Build" company, which means we provide an all-in-one service. We have our own team of experts to create your drawings and technical calculations, ensuring they are practical and cost-effective from the start.
That is what the 'Ready' stage is for. We handle all the communication with your Local Planning Authority. We’ll let you know if your project falls under "Permitted Development" or if we need to apply for full Planning Permission on your behalf.
If your build involves working on or near a wall shared with a neighbour, you legally need to notify them. It sounds daunting, but we guide you through the process and help appoint a surveyor if necessary to keep the peace and stay legal.
We appoint Building Control (either through the local council or a private approved inspector). They are independent experts who visit the site at key milestones to "sign off" on things like foundations, insulation, and fire safety.
Part of our 'Set' phase involves logistics. We arrange skip permits with the council if the skip needs to be on the road, and we ensure the site is kept as tidy as possible to minimize disruption to your street.
Not at all. You will have a dedicated Project Manager who is your single point of contact. They handle the daily schedules, material deliveries, and any questions you have. You just watch the transformation happen!
At the end of the 'Build' stage, we provide you with a Completion Certificate from Building Control. This is a vital document if you ever decide to sell your house. We also provide a "snagging" period and warranties on our workmanship for your total peace of mind.
We provide a clear payment schedule before we start. You’ll know exactly what is due and when, typically linked to completed milestones (e.g., "when the roof is on"), so you are never paying for work that hasn't been done.
